Project Retail centre Lekvi Development

Den D 51 presented a short development project - the construction of a retail centre for a known tenant and buyer. The investment is open to Venture Club members - more information can be found by logging in. If you don't have a membership, get one ;-) Experienced developer Lekvi Development is building a small shopping center - grocery, drugstore, tobacco, parking etc - in South Bohemia for a known buyer. The project has signed contracts for future long-term leases. The SPV company, which Venture Club investors will enter through their SPV, will own the land, have the zoning decision, arrange permits and build. This is a relatively short project, planned for 18-19 months, with a lower level of risk.

It's an interesting business in general. Some financial groups have several similar retail parks in their portfolio. It is a relatively safe way of investing - one enters into an established SPV that builds for a known buyer and has long term tenants for the park that are known in advance and contracted through a forward contract. And if the land, building permits and clear economics are sorted out - there is nothing to prevent a successful completion, especially if the developer who is building is already experienced with similar projects. We're currently gathering preliminary leads. The investment is expected to be paid in end-February 2023, with settlement in the fall of 2024. We looked at the project at D-Day on January 17, 2023, and liked it. You can join us as investors if you want. That is, if you have a Venture Club membership. If you don't, that's fine, make one ;-)
